Most landlord apps are built for property managers running 50+ units — overkill for the actual long tail of people who own one apartment in another city, sublet a room, or just bought a beach place to rent on the weekends. The Properties feature in Split The Bill is built for that long tail: per-property rent + utility tracking, tenant balances, recurring monthly bills that auto-create on the 1st, and the same Pay-button settle-up flow that the rest of the app uses. No 30-day onboarding. No "talk to sales".
Step-by-step

Add your first property
Open the app and tap Properties → Add property in the sidebar. Properties is a Pro feature ($7/month or $70/year) — Free accounts don't get a Properties tab. Name the property ("Bay Street Apt", "Belgrade flat", whatever), set the monthly rent + currency, and add your tenants by email. Each tenant gets an invite link; if they don't want an account, you can still bill them and they'll see a public share link with a Pay button.

Set up the rent recurring template
On the property detail page tap Recurring → New → "Rent", monthly, day-of-period = your lease's due date. From the next due date on, the bill is created automatically and posted to the property's ledger. No "reminder to send rent invoices" in your calendar.

Add utilities as they come in
When the electric, water, or internet bill lands, snap a photo from the property detail page. Same receipt-scan flow as the rest of the app — items + total extracted, you confirm, the split applies based on the property's default rule (equal between tenants, by room size, or by usage).

Track tenant balances across all properties
My rentals (sidebar entry) rolls up balances across every property you own. One number per tenant: are they ahead, behind, or current. Tap a tenant to see their per-property breakdown.
Who this is for
You own 1-10 properties. You're the human (not a management company) collecting rent, settling utilities, and chasing the occasional late payment. The current property-management SaaS market is built for the 1000-unit operator; this is built for you.
If you own a single apartment and rent to one long-term tenant who pays via direct deposit, an ordinary Free-tier group with a recurring rent bill probably covers it — Properties (Pro) earns its $7/month once you're juggling 2+ properties, OR 1 property with multiple roommates / sublet rotation where per-tenant balances actually matter.
What's on Free vs Pro
Properties is a Pro feature ($7/month or $70/year) — the whole feature area, not just part of it. Free accounts can't create a property at all. What Free DOES cover: an ordinary group with recurring bills (rent as a monthly recurring bill, capped at 3 recurring templates) and utility bills split the normal way — just without per-property rollups, per-tenant balance tracking, or unlimited tenants.
If you're managing more than one property, or want tenant balances and a dedicated ledger per address, that's what Pro's Properties tab is for.
What this is NOT
This isn't a full property-management system. There's no lease-document storage, no maintenance ticketing, no automated late-fee accrual, no syndication. If you need any of those, you need actual property-management software (Buildium, AppFolio, Rentec). The Split The Bill Properties feature is for the boring, recurring, math-and-collection part — which for most small landlords is 90% of the actual workload.
Frequently asked questions
Is Properties free?▾
No — Properties (adding a property, per-tenant balances, per-property rent + utility rollups) is a Pro feature, $7/month or $70/year. Free accounts can still split an ordinary rent bill inside a regular group, just without the dedicated property ledger.
Can I export for taxes?▾
Yes on Pro — per-property CSV export with all rent + utility income for the year. Plug it into your accountant's spreadsheet or your tax software directly.
What if a tenant doesn't use the app?▾
Same as any other split in this app: they get a public share link with a Pay button. No signup, no install. They tap Pay, their bank app opens with the amount filled in.
Does it handle security deposits?▾
Tracking yes — log the deposit as a one-off bill marked "Security deposit". Releasing the deposit on move-out is a manual step (we don't hold escrow). Most small landlords already settle deposits via bank transfer; this just gives you a record.
Multi-currency for properties in different countries?▾
Yes. Each property has its own currency. The "My rentals" rollup shows balances in each tenant's native currency separately — no automatic conversion (we don't want to be wrong about FX in someone's rent ledger).
Can co-owners share a property?▾
Yes — add your co-owner as a property member. Both of you see the full ledger; rent income splits between you according to the ownership ratio you set on the property.
Free tier covers most recipes. Pro is 100 receipts every 30 days + private invite links.
